If you have lived in East Cobb for more than a few years, you probably have a mental map of where to go for a weeknight dinner, a Saturday coffee, and a birthday you actually want to remember. That map needs updating. The last six months have quietly rearranged a lot of the pins, and the pattern is worth paying attention to.

Avenue East Cobb Is the Story of 2026
Avenue East Cobb had a rough middle stretch. Tin Lizzy's Cantina and the adjacent Tin Pin Game Bar both closed at the end of December 2025, leaving two dark storefronts on a property that had spent years climbing back toward full occupancy. The rebound has been fast.
Tenku Sushi Elevation is now open, bringing a polished new Japanese restaurant to Avenue East Cobb, pairing a sleek lounge atmosphere with a menu built around sushi, sashimi, premium seafood, and refined presentation. It sits inside one of the property's new jewel-box buildings, which were designed with outdoor patio seating and a rooftop bar. That rooftop is the piece worth knowing about. East Cobb has almost no elevated outdoor dining, and this one will be the reason a lot of dinner reservations shift east this summer.
Tenku did not arrive alone. North American Properties, which owns the mall, announced Italian bakery Giulia, sister restaurant Luga, and sushi restaurant Tenku Sushi Elevation as the mall's newest additions. Luga occupies the former Drift Fish House and Oyster Bar space, a 4,400-square-foot restaurant with a 28-seat bar, an open kitchen, a private dining room, and a patio, offering Roma-style pizzas, house-made pastas, and fresh antipasti. Giulia is the morning half of the same operation, coffee and pastries out of the same family that runs the Peachtree Corners location.
For a shopping center that was at about 75% capacity when North American Properties took over management in July of 2021 and is now at 96% leased, the delta explains why the Avenue feels busier on weekends than it has in a while.

Two of these hurt more than the others. La Madeleine in Providence Square Shopping Center closed permanently on May 22, 2026 at 3 pm after more than 30 years in East Cobb, following the chain's Sandy Springs and Dunwoody closing in January and leaving the French bakery-cafe with two regular metro Atlanta locations, in Duluth and Buford. A weekday lunch habit that has been in the neighborhood since the mid-1990s is gone, and Providence Square has an anchor-sized hole to fill.
Heavenly BBQ, the former Willie Jewell's Bar-B-Q location, announced it would permanently close on Sunday, March 1, 2026, which puts the Sprayberry Square restaurant slot in play again.
Roswell Road Is Filling In With Independents
The Roswell Road corridor between the Chattahoochee and Sprayberry has been the quieter story. Taqueria El Güero on Roswell Road opened in January 2026 at 2200 Roswell Rd, Suites 160 and 170 in Marietta, with menu options covering tacos, tortas, burritos, quesadillas, sopes, nachos, flautas, and huaraches with a choice of meat, plus birria tacos and birria ramen for diners who want something beyond the usual plate. Counter service, salsa bar, and the sort of everyday price point that keeps a place in weekly rotation.
A few notes on other independents worth remembering as you re-plan your week:
- Axia Chinese Bistro, which opened as Fire Stone Chinese Cuisine in February 2023 in the former Black Swan Tavern space, brings a menu rooted in authentic Szechuan cuisine influenced by chef Peter Chang, with highlights including Szechuan Dan Dan Noodles, cumin-spiced Bamboo Flounder, and Dry Fried Eggplant. The rename happened in August 2025, so if you have not been since it was Fire Stone, the food is the same.
- Fluffy Fluffy Dessert Café, an internationally acclaimed franchise known for its Japanese-style soufflé pancakes, opened in November of 2024 next to Jersey Mike's in the Merchants Exchange Shopping Center, with a menu of over 15 flavors including cookies and cream, tiramisu, creme brulee, and nutella, plus croffles and macarons. Useful to know when you have out-of-town relatives who want something they cannot get at home.
The Merchants Walk Question Mark
Merchants Walk is the property to watch for the back half of the year. A new Shake Shack is planned for an outparcel at 1281 Johnson Ferry Road, backfilling the former Duck Donuts and current Mirko Pasta, with the combined restaurant measuring about 3,600 square feet. Mirko is still open and operating, with plans to remain open through June 2026.
Whether you welcome another burger option or not, the timing matters. In East Cobb, Shake Shack joins Five Guys in East Cobb Crossing shopping center, Wendy's on Johnson Ferry across from Merchants Walk, and Moxie Burger in Paper Mill Village as burger options in the area. With the Wendy's at Johnson Ferry and East Cobb Drive already gone, the mix is shifting rather than growing.
The pattern across the last six months is consistent. Long-tenured chains are consolidating out of East Cobb, and the replacements arriving are either sit-down independents or newer chains banking on the Avenue foot traffic. The neighborhood is trading a familiar middle for a more polarized top and bottom.

The tenants that defined the everyday middle, the reliable lunch spots and the family barbecue place, are the ones exiting. The tenants coming in are aimed either at a slightly higher price point at the Avenue or at a slightly more specific taste along Roswell Road. Neither trend is bad.
