Search "homes for sale in Woodstock GA" and BridgeMill shows up on page one, every time. Golf course, swim park, tennis center, the kind of listing photos that make a buyer picture Saturday mornings on a clubhouse patio. What the listing photos don't show is that the property's mailing address is Canton, Georgia. The community sits along I-575 in unincorporated Cherokee County, outside the actual corporate limits of the City of Woodstock. Same school district. Different city. Different tax structure. Same search result.

This isn't a typo problem. It's a mismatch between how real estate gets marketed and how a parcel is actually governed, and it changes what a buyer should expect to pay, to whom, and under what rules. If you're comparing Woodstock to other North Atlanta suburbs right now, the median price you saw on a portal is the least interesting number in this market. The more useful question is which "Woodstock" you're actually looking at.

The Community Everyone Calls Woodstock Carries A Canton Address

BridgeMill is one of Cherokee County's larger master-planned communities, built around an 18-hole golf course and a swim and tennis complex, with more than 2,800 homes ranging from starter cottages to lake-view estates. In the quarter ending May 2026, BridgeMill homes sold at a median price of roughly $525,000, down from the year before. Every version of that listing you'll find treats it as a Woodstock property, because that's the name buyers search and the name agents use in copy.

But BridgeMill's actual geography places it in Canton, not inside Woodstock's city limits. That distinction rarely shows up in a listing description, and it matters for reasons that have nothing to do with the school district, which is Cherokee County either way. It matters because city limits determine which government sets your millage rate, provides your municipal services, and has jurisdiction over the property. A buyer who assumes "Woodstock" means "governed by the City of Woodstock" is working from a false premise for a meaningful share of the homes carrying that name.

Towne Lake, another of the area's flagship communities, complicates the picture further. It's a network of more than 4,000 homes spanning multiple sub-communities, and part of that footprint crosses the Cherokee-Cobb county line into Kennesaw. Residents there routinely shop, dine, and work across two counties depending on the day. The lake and the amenity system are shared. The tax jurisdiction is not.

Even Real Woodstock Splits In Two By Zip Code

Set aside BridgeMill and Towne Lake's border-crossing for a moment. Even the properties that sit unambiguously inside the two genuine Woodstock zip codes, 30188 and 30189, don't behave like one market.

The $50,000 price gap between the two zips isn't the surprising part. What's worth noticing is that the higher-priced zip also carries the slightly higher effective tax rate. Buyers often assume that paying more for a home in a "better" pocket of a suburb gets offset somewhere, maybe in a lower millage rate or a smaller tax bill relative to value. In Woodstock's own zip codes, that offset doesn't materialize. The premium compounds instead of balancing out, with the rate difference driven by how school district levies and local assessment districts are drawn across the county rather than by anything a buyer negotiates.

30188 is also the larger zip by land area and includes some unincorporated Cherokee County land to the west, plus small slivers that fall into neighboring Cobb County, Holly Springs, and Mountain Park. So even "inside the real zip codes" doesn't mean "inside one consistent jurisdiction."

Four Layers, One Listing

A single Woodstock address can sit inside as many as four overlapping labels, and they don't nest neatly inside each other:

  • The marketing name. What the listing calls the community. BridgeMill, Towne Lake, Eagle Watch, and downtown Woodstock's newer townhome pockets are all sold under "Woodstock" in casual use.
  • The zip code. 30188 or 30189, both assigned by USPS and both, per the Census Bureau's own place definitions, wider than the incorporated city limits they share a name with.
  • The city limits. The actual corporate boundary of the City of Woodstock, which is where the city's own millage rate and municipal services apply. Eagle Watch, for instance, sits genuinely inside these limits. BridgeMill does not.
  • The school assignment. Cherokee County School District covers the whole area regardless of city limits, but individual schools like Etowah High serve pieces of both zip codes, so a zip code alone won't tell a family which building their kids attend.

The Millage Line Nobody Budgets For

Here's the part with a real dollar figure attached. The City of Woodstock's own published rate for 2025 sets the municipal operating millage at 5.065, plus a 0.50 parks bond millage, for a combined city rate of 5.565 mills on top of whatever Cherokee County and the school district charge separately.

That city-level rate only applies to parcels inside Woodstock's corporate limits. A property with a Canton mailing address in unincorporated Cherokee County, the kind BridgeMill actually is, doesn't pay it, because there's no city government with jurisdiction to charge it. That property also doesn't receive City of Woodstock services: no city police patrol, no city parks department, no city-run trash contract, unless the county or an HOA fills that gap separately.

This cuts both ways. It's not automatically cheaper or more expensive to live outside the line, since county-level rates and HOA dues absorb some of what the city millage would have funded. But it is a different structure, and most buyers comparing a BridgeMill listing to an Eagle Watch listing assume they're comparing two homes under the same municipal umbrella. They aren't.

  1. Pull the parcel record, not just the listing. Cherokee County's GIS system and the City of Woodstock's own GIS office can confirm whether a specific address sits inside city limits or in unincorporated county land, regardless of what the listing calls it.
  2. Ask for the actual tax bill, not the advertised millage rate. Exemptions, community improvement districts, and school levies shift the real number by subdivision even within the same zip code.
  3. Match community-level data to the subdivision, not the citywide median. A quoted "Woodstock market" figure blends BridgeMill, Towne Lake, Eagle Watch, and downtown townhomes into one number that describes none of them precisely.
  4. Confirm the assigned school by address, not by zip. Etowah High serves pieces of both 30188 and 30189, so the zip code alone won't settle which building your kids attend.
